About Anzac & Gregoire Lake
Anzac and Gregoire Lake Estates offer a very different lifestyle from Fort McMurray’s urban communities.
Anzac is a rural hamlet southeast of Fort McMurray, located along the shores of Willow Lake, commonly known as Gregoire Lake. The community combines residential streets, schools, services, recreation and larger rural properties.
Nearby Gregoire Lake Estates is smaller and more residential, with homes close to the lake and boreal forest.
The two communities share access to boating, swimming, fishing, snowmobiling, hiking, camping and other outdoor recreation while remaining connected to Fort McMurray through Highway 881 and Highway 63.
Gregoire Lake or Willow Lake?
You may see both names used. Current regional material refers to the lake as Willow Lake, while Gregoire Lake Provincial Park, Gregoire Lake Estates and “Gregoire Lake” remain established and commonly used names.
For real-estate searches, buyers may encounter both terms.

This should only be treated as a current working range. Both markets are very small, and one new listing can change the median dramatically. Acreage properties, lakefront homes, cabins, manufactured properties and larger custom homes can all fall outside this range.

Current October 2026 inventory is extremely limited, so recent comparable sales are more useful than a neighbourhood-wide average.
Gregoire Lake Estates
Current inventory is also limited, and lake access, lot size, garage/workshop features and property condition can create substantial differences in value.

Anzac gives you more community infrastructure than you might expect from a rural hamlet. You have schools from Kindergarten through Grade 12, a major recreation centre, local services and lake access. Gregoire Lake Estates takes the rural lifestyle even further. It is smaller, more residential and more closely tied to the lake.
The trade-off is obvious: you are farther from Fort McMurray’s major grocery stores, hospitals, shopping and employment areas. For the right buyer, that is not necessarily a negative. It is the reason they are looking here in the first place.

Anzac and Gregoire Lake Estates are included in the RMWB Rural Water and Sewer Servicing Connection Program. However, buyers should never assume that every property already has the same servicing arrangement.

Buying Near the Lake? The Shoreline Matters Too.
Lakefront and lake-view properties can offer a very different lifestyle and market value from inland homes, but they also deserve additional investigation. This applies primarily to Gregoire Lake Estates and lake-adjacent Anzac properties.
