Analytical guidance through every investment decision
An Investment Property Has to Work on Paper Too.
A property you would happily live in is not automatically a strong rental investment. Athir helps you look at the numbers behind the listing before you commit.

Purchase Price
Is the property reasonably priced compared with relevant recent sales?
Income Potential
What rent could the property realistically support?
Operating Costs
What will taxes, insurance, maintenance, condo fees, vacancy and other expenses cost?
Exit Value
Who is likely to buy this property when you eventually sell?
What Type of Investor Are You?
Athir works with a range of investors across the Fort McMurray market. The approach is shaped around your strategy, capital and risk tolerance — not a one-size-fits-all template.
What Investing With Athir Looks Like
A disciplined investment purchase moves through several stages. Here is a simple overview of what the process usually looks like from strategy to exit planning.
Define the Investment Strategy
Clarify whether you are focused on cash flow, long-term equity growth, owner-occupied rental potential, renovation upside or another objective.
Define Budget & Financing
Understand how much capital you are prepared to invest and speak with a mortgage professional about financing.
Choose the Property Type
Decide whether condo, detached, legal suite, manufactured, multi-unit or another property type fits the strategy.
Compare Purchase Price With the Market
Review relevant comparable sales and current listings.
Estimate Rental Potential
Use realistic rental-market evidence rather than optimistic assumptions.
Estimate Operating Costs
Account for ongoing expenses.
Investigate the Property
Review condition, suite legality, condo documents, permits, ownership structure and other relevant factors.
Stress-Test the Investment
Consider vacancy, lower rent, unexpected repairs and financing changes.
Offer, Negotiate & Complete Due Diligence
Athir manages the real-estate side while qualified professionals handle financing, inspection, legal and tax matters.
Think About the Exit Before You Buy
Consider future resale demand and who is likely to want the property later.
Before You Call It an Investment, Run the Numbers.
A property with high rent is not automatically a strong investment if the expenses are also high.

What Is a Cap Rate?
Capitalization rate, or cap rate, compares a property's net operating income with its purchase price or value.
Cap Rate = Net Operating Income ÷ Property Value
A higher cap rate does not automatically mean a better investment. A higher cap rate can sometimes reflect greater property, location or tenant-risk factors.
Cap rate does not include mortgage payments and should not be confused with cash flow.
What Is Cash-on-Cash Return?
Cash-on-cash return compares annual pre-tax cash flow with the amount of cash actually invested.
Cash-on-Cash Return = Annual Pre-Tax Cash Flow ÷ Total Cash Invested

Investment Property Financing Is Different.
Financing can vary depending on owner occupancy, number of units, down payment, rental income, property type, credit profile and lender underwriting.
Current general guidance indicates that non-owner-occupied residential rental properties commonly require at least 20% down payment. Do not treat this as universal. Different lenders may recognize rental income differently when determining qualification.
Disclaimer: Athir does not provide mortgage advice. Confirm financing requirements with a qualified mortgage professional.
Not Every Rental Property Should Be Analyzed the Same Way.
Each property type carries its own income potential, cost structure and risk. Athir helps you ask the right questions for the category you are considering.

Fort McMurray Investment Property Questions Worth Asking
Who Is the Property Likely to Appeal To?
Keep wording neutral and based on property features, not protected characteristics.
Is the Secondary Suite Legal?
Do not base rental-income assumptions on an unverified suite.
What Does It Cost to Operate?
Northern Alberta weather, heating and maintenance can affect operating costs.
Is the Rent Assumption Realistic?
Use current comparable rental evidence.
How Does It Compare Locally?
Different neighbourhoods and property types can create very different investment profiles.
Rental Income Comes With Reporting Responsibilities.
Rental-property owners generally need to report rental income and expenses for tax purposes. Athir does not provide tax advice — confirm requirements with the CRA or a qualified accountant.
Buying the Property Is Only the Beginning.
Owning a rental property comes with ongoing responsibilities that affect both your time and your operating costs.
Current Alberta rules generally limit the residential security deposit to no more than one month's rent at the start of tenancy.
Residential tenancy rules can change. Verify current requirements through the Government of Alberta.
Common Investment Property Mistakes
Buying Based on Price Alone
A low purchase price does not automatically make a property a strong investment if the income, costs or resale do not support it.
Using Unrealistic Rent Assumptions
Optimistic rent estimates can make weak numbers look strong. Use current comparable rental evidence.
Ignoring Vacancy
A property is not always rented. Vacancy allowance should be part of the analysis.
Forgetting Maintenance
Roofs, furnaces, appliances and general wear all require ongoing spending.
Underestimating Insurance
Rental-property insurance can differ from owner-occupier coverage and should be confirmed with an insurer.
Ignoring Condo Fees
Monthly condo fees and potential special assessments can materially change operating costs.
Assuming a Suite Is Legal
A separate entrance or second kitchen does not confirm legal-suite status. Verify permits and municipal requirements.
Ignoring Property Management Costs
If you will not self-manage, property-management fees should be included in the numbers.
Chasing a High Cap Rate Without Asking Why
A higher cap rate can sometimes reflect greater property, location or tenant-risk factors.
Ignoring Resale Demand
Consider who is likely to buy the property when you eventually sell.
Assuming Appreciation Will Fix Weak Cash Flow
A property can appreciate and still be a poor cash-flow investment in the meantime.
Leaving No Reserve for Repairs
Unexpected repairs begin quickly. A reserve helps protect the investment.
Before You Buy, Ask Five Questions.

Is the purchase price supported by comparable sales?
Is the expected rent realistic?
What will the property actually cost to operate?
What could go wrong financially?
Who is likely to buy this property when you eventually sell?
A property can appreciate and still be a poor cash-flow investment.
A property can cash-flow and still carry higher repair or resale risk.
