About Abasand
Abasand is an established residential neighbourhood on the south side of Fort McMurray, only a short drive from downtown.
The community sits on higher ground surrounded by boreal forest and river valleys, giving parts of Abasand access to trails, natural areas and views across the surrounding landscape.
Abasand is primarily residential, with schools, playgrounds, recreation facilities and a small commercial area within or near the neighbourhood.
One of the things that makes Abasand particularly distinctive is its housing history. The neighbourhood is well established, but many homes are considerably newer because extensive rebuilding followed the 2016 Horse River wildfire.
Today, buyers can find older original homes alongside properties constructed during the post-2016 rebuilding period.

Abasand contains several different housing segments, including condominiums, townhouses, smaller detached homes, larger detached properties and newer rebuilds. That creates a particularly wide price range.
The most useful comparison is not the neighbourhood-wide average. Property type, construction year, lot, garage, basement development, condition, location and rebuild history can all materially affect value.
"Abasand is one of those neighbourhoods I would look at if you want to stay close to downtown but do not necessarily want to feel like you live downtown. You have forest, trails and residential streets around you, while the city centre is only a short drive away. What makes the real estate particularly interesting is the mix of housing ages. Some buyers specifically like the newer homes built during the post-2016 reconstruction, while others are looking at townhomes, condos or smaller detached properties. I would also pay attention to where within Abasand a home is located. A property backing onto green space, one closer to a school and one near the main entrance can offer very different living experiences even though they are all in the same neighbourhood."

A Name Connected to Fort McMurray's Early Oil Sands History
The name Abasand has roots in Fort McMurray's early oil sands development.
Abasand Oils Ltd. developed an early oil sands separation plant near the Horse River during the 1930s. The plant was completed in 1936 and became part of Alberta's early attempts to commercially develop the oil sands.
Shopping & Everyday Services
Abasand is primarily residential and does not have the same concentration of shopping found in some larger north-side communities.
A small commercial area around Athabasca Avenue provides convenience-oriented retail and services.
For larger grocery trips, restaurants, banking, healthcare and professional services, downtown Fort McMurray is only a short drive away.
The advantage is not that everything is inside Abasand. It is that you can live in a quieter residential neighbourhood while remaining very close to central Fort McMurray.
Getting Around Abasand
Abasand is one of Fort McMurray's residential communities with convenient access to downtown.
Abasand Drive provides the primary connection out of the neighbourhood toward Highway 63 and central Fort McMurray.
Depending on the specific property, downtown is generally only a short drive away. Public transit also serves the neighbourhood.
Route 3 — MacDonald Island / Abasand Heights currently serves the community.

A Unique Abasand Feature: Designated OHV Access
Under the current municipal system, eligible off-highway vehicles may use designated municipal roads in Abasand to travel between a residence and the designated staging area or gas station.
This does NOT mean OHVs can be used anywhere within the neighbourhood. OHV use is restricted in areas such as:
