Explore an established north-side community with larger lots, mature landscaping, townhomes, detached homes and executive properties beside Fort McMurray Golf Club.

About Wood Buffalo

Wood Buffalo, also known as Wood Buffalo Estates, is an established residential neighbourhood on the northwest side of Fort McMurray.

The community is known for mature trees, green spaces, larger residential lots and immediate access to Fort McMurray Golf Club.

Wood Buffalo sits west of Thickwood and feels more tucked away than many of Fort McMurray’s larger neighbourhoods. Wood Buffalo Park, walking areas, trails and the golf course all contribute to its quieter, greener character.

Development began mainly in the late 1990s and early 2000s, although newer homes and infill construction can also be found.

Wood Buffalo or Wood Buffalo Estates?

Both names are commonly used for the same Fort McMurray neighbourhood. Municipal and tourism information often uses “Wood Buffalo Estates,” while local real-estate listings frequently shorten the name to “Wood Buffalo.”

When searching homes, it can be useful to check both terms.

Wood Buffalo includes very different housing segments, so a neighbourhood median does not tell you what a specific property is worth.

Property type, square footage, lot, construction age, condition, garage, basement and exact location should all be considered.

Market information updated: October 2026
Athir's Local Insight

Wood Buffalo is worth looking at if you want an established north-side community with more greenery and a little more breathing room.

What I like about the neighbourhood is that the golf course and natural areas are not just amenities you drive across the city to use — they are part of the setting.

There is also enough housing variety to make Wood Buffalo relevant at different budgets. You could be looking at a townhome around $300,000, a conventional family home around $500,000 or an executive property approaching $1 million and still be looking within the same neighbourhood.

I would pay particular attention to the lot and exact location. A home backing onto green space or close to the golf course can offer a very different experience from a similar house closer to the neighbourhood entrance.

Backing Onto Green Space? The Lot Matters as Much as the House.

Wood Buffalo has several homes backing onto parks, trails, greenbelts, forested areas and golf-related green space. Those locations can affect privacy, outdoor experience and buyer appeal, but they also create property-specific considerations.

  • Privacy — understand what actually sits behind the property
  • Sun exposure — greenbelt orientation and tree cover may affect sunlight
  • Drainage — review lot slope, drainage and retaining structures
  • Tree maintenance — consider trees near the lot and maintenance responsibilities
  • Wildlife — forest-edge properties may have different wildlife considerations
  • Yard usability — not every larger or greenbelt-backed lot offers the same usable outdoor space
  • Comparable sales — compare greenbelt or golf-adjacent properties with similar locations

A home backing onto green space should not automatically be priced against a similar-sized home with a completely different lot position.

Fort McMurray Golf Club

Fort McMurray Golf Club sits immediately beside Wood Buffalo and is one of the neighbourhood’s defining lifestyle features. The club currently includes three par-36 nine-hole layouts:

Big River (par 36)Black Bear (par 36)Fox Tail (par 36)

The courses wind through boreal forest and alongside the Athabasca River, with clubhouse facilities and dining available on site.

Wood Buffalo Park & Outdoor Living

Wood Buffalo Park is the neighbourhood’s main public recreation area. Residents may have access to:

PlaygroundsSpray parkSoccer fieldsGreen spaceWalking areasUnpaved trailsNeighbourhood pathways

The surrounding community also includes greenbelt areas and trail connections that contribute to Wood Buffalo’s less-dense feel.

Spray-park and infrastructure projects may be underway or planned. Verify current RMWB project status before relying on specific improvements.

Trails & Green Corridors

Wood Buffalo combines developed parks with more natural outdoor spaces. Residents can access:

Walking routesCycling routesUnpaved trailsGreenbeltsForested areasGolf-related green space

For buyers who enjoy outdoor space but still want an urban Fort McMurray address, that combination is one of the neighbourhood’s stronger features.

Schools Near Wood Buffalo

Wood Buffalo does not currently have a regular K–12 school directly within the neighbourhood, but several schools are located nearby in Thickwood.

Shopping & Everyday Services

Wood Buffalo is primarily residential and does not have a large commercial district within the neighbourhood. A small commercial area near the neighbourhood entrance provides some convenience-oriented services, while substantially more shopping is available in nearby Thickwood, Timberlea and Stonecreek.

The trade-off is less commercial activity inside the neighbourhood in exchange for more residential quiet and green space.

Getting Around Wood Buffalo

Wood Buffalo sits on Fort McMurray’s northwest side, with Real Martin Drive, Wood Buffalo Way and Thickwood Boulevard providing the main connections to the broader road network.

Downtown is generally around 10–15 minutes away by vehicle, depending on traffic, weather, road conditions and the exact property. The neighbourhood also provides practical access toward Highway 63 and Fort McMurray’s north-side corridors.

Public Transit

Wood Buffalo currently has municipal transit connections through the wider north-side network. Route numbers and schedules can change, so buyers should confirm the current RMWB transit network for live service information.

Is Wood Buffalo a Good Fit for You?

An established north-side neighbourhood
Mature landscaping
Larger lots
Detached homes
Townhome options
Attached garages
Golf nearby
Green-space access
Executive or larger homes
Basement or secondary-suite potential
Quieter residential streets
North-side connectivity

Wood Buffalo may be less suitable if your priority is having a large shopping district within walking distance of home.

Considering a Wood Buffalo Townhome?

Wood Buffalo includes townhome options at a lower purchase price than many detached properties, but monthly ownership costs still need to be understood.

  • Condo fees
  • Reserve fund study
  • Financial statements
  • Building insurance
  • Special assessments
  • Bylaws
  • Exterior maintenance
  • Landscaping
  • Snow removal
  • Parking
  • Pet restrictions
  • Recent board minutes

A $270,000 townhome and a $500,000 freehold detached home are not competing on purchase price alone. Ownership costs and maintenance responsibilities differ.

Considering a Home With a Secondary Suite?

A developed basement or separate entrance does not automatically mean a Wood Buffalo property contains a legal secondary suite. Buyers should verify:

  • Municipal permits
  • Suite registration
  • Fire separation
  • Egress
  • Parking requirements
  • Electrical approvals
  • Plumbing approvals

This is especially important if rental income is part of the buying decision.

Buying an Executive Home in Wood Buffalo?

At the upper end of the Wood Buffalo market, square footage alone does not tell the whole story.

  • Lot size
  • Privacy
  • Greenbelt location
  • Golf-course proximity
  • Triple or oversized garage
  • Custom finishes
  • Basement
  • Outdoor living space
  • Landscaping
  • Construction quality

A larger executive home should be compared with other upper-end Wood Buffalo properties rather than conventional detached homes elsewhere in the neighbourhood.

Current Neighbourhood Infrastructure

Municipal infrastructure work can occasionally affect specific parts of Wood Buffalo. Buyers considering properties immediately around Woodward Lane should check current municipal construction information.

Infrastructure project status last reviewed: October 2026. Verify current RMWB project information before relying on specific timelines.

Buying or Selling in Wood Buffalo? Location Within the Neighbourhood Matters.

Wood Buffalo contains several different property types and lot positions, so value depends on much more than bedrooms and square footage.

For Buyers

  • Property type
  • Construction year
  • Builder
  • Roof age
  • Furnace
  • Hot-water system
  • Windows
  • Plumbing
  • Electrical
  • Foundation
  • Basement development
  • Secondary-suite status
  • Garage
  • Driveway
  • Lot size
  • Landscaping
  • Drainage
  • Retaining walls
  • Greenbelt location
  • Golf-course proximity
  • Condo fees where applicable
  • Recent comparable sales

For Sellers

Features that may help a property stand out include:

  • Golf-course proximity
  • Greenbelt backing
  • Large lot
  • Attractive landscaping
  • Attached or heated garage
  • Developed basement
  • Legal secondary suite
  • Updated mechanical systems
  • Newer roof
  • Updated kitchen and bathrooms
  • Outdoor entertaining space

Because the neighbourhood ranges from townhomes around $300,000 to estate properties above $1 million, never price a Wood Buffalo property using the overall neighbourhood average alone. Compare like with like: property type + square footage + lot + construction age + condition + garage + basement + location.
