About Downtown Fort McMurray
Downtown Fort McMurray sits in the Clearwater River Valley and forms the commercial, civic and service centre of the city. In local real-estate listings, the area is also commonly referred to as the Lower Townsite.
Unlike Fort McMurray's primarily residential suburban communities, Downtown combines housing with restaurants, shops, offices, schools, healthcare, recreation and public services. "Downtown is one of the areas I would look at if you want convenience and choice. You can live close to work, shopping, restaurants, Keyano College, the hospital, waterfront trails and MacDonald Island Park without having to drive across Fort McMurray every time you need something. It is also worth considering if your budget does not stretch to a detached home in one of the newer north-side communities. Downtown has condos and townhomes at lower entry prices, while still offering detached-home options for buyers who want a yard. The thing I would not do is treat every Downtown property the same. Property type, building condition, condo corporation, exact street and flood exposure can make a huge difference."

Getting Around Downtown Fort McMurray
Downtown is the central connection point between Fort McMurray's north- and south-side communities. Highway 63 provides access north toward Thickwood, Timberlea, Parsons Creek and industrial areas, and south toward Gregoire, Prairie Creek and the airport. Public transit is another advantage of central living.
Transit routes and terminals can change. Buyers should check the current RMWB transit network map for live service information rather than relying on permanent route instructions.
Buying Downtown? Understand the Property's Flood Context
Parts of the Lower Townsite have historically experienced river flooding and ice-jam events, so property-specific flood due diligence remains important. The municipality has invested in major flood-mitigation infrastructure, including berms, retaining structures, stormwater improvements, underground controls, drainage upgrades and waterfront work. That does not mean every Downtown property has the same flood exposure.
